Mortgage Document Checklist
A little organization can make your mortgage conversation easier. Use this guide to understand the records you may be asked for, why they matter, and how to share them safely.
Your loan officer will tailor the list to your income, property, and loan program. You do not need every item below to start a conversation.

A clearer picture starts with the right details.
A little preparation. A clearer next step.
Start with the basics, then tailor your document list to your situation.
Start with these document categories.
Gather recent, complete copies for each borrower, as requested. The time periods below are common examples, not requirements for every loan.
01 / Identity & employment
- Current government-issued photo identification.
- Recent address history and employer contact information.
- Details of employment changes or gaps, if requested.
These records help confirm who is applying and provide context for the application.
02 / Income records
- Recent pay stubs, often covering about 30 days.
- W-2s or 1099s, commonly for the past two years.
- Tax returns and schedules when needed for your income type.
- Records of other income you want considered.
Ask which records apply before gathering a large file.
03 / Savings & available funds
- Recent bank statements, commonly for two months.
- Investment or retirement statements if those assets will be considered.
- Records showing the source of gift funds, transfers, or significant deposits when requested.
Include every page, even if a page is blank. Keep a record of money moving between accounts.
04 / Debts & property
- Information about existing loans and other financial obligations.
- Mortgage statements and relevant expense records for properties you own.
- A signed purchase agreement once you have a home under contract.
- Insurance information and other property records requested for your transaction.
For a refinance, your loan officer can identify the records needed for your current home and mortgage.
Your situation may call for a few more records.
Self-employed or business owner
You may be asked for personal and business tax returns, a current profit-and-loss statement, balance sheet, or business bank statements. Documentation depends on the program and how income is evaluated.
Retirement or other income
Award letters, pension statements, distribution records, or evidence of receipt may help document income you want considered. Ask what applies to each source.
Gift funds or a recent sale
A gift letter and transfer records may be needed when permitted gift funds are used. If funds come from selling a home or another asset, retain the settlement or sale records and deposit trail.
Program-specific information
VA financing may require a Certificate of Eligibility and supporting service records. Rental income, investment properties, and other specialized situations may require leases or additional documentation.
Keep your paperwork complete—and protected.
- Confirm your personal list. Ask your loan officer what is needed now and what may be requested later.
- Send readable, complete files. Use full statements or clear scans with every page. Avoid cropped screenshots or altered documents.
- Use the approved secure channel. Confirm the lender’s upload process before sending identification, tax records, or account information. Do not put sensitive documents in a general contact form.
- Keep records current. Updated statements or pay records may be requested as the review continues. Let your loan officer know about changes to employment, debts, or funds.
Common checklist questions
No. Start by discussing your goals and circumstances. Your loan officer can explain which documents apply and when they are needed.
No. Documents support the review, but approval also depends on underwriting, the property, and applicable loan requirements. Additional information may be requested.
Some lenders offer secure digital verification for income, employment, or assets with your authorization. Ask which options are available and whether additional records will still be needed.
For additional guidance, see the CFPB application packet guide and Fannie Mae mortgage document guide.
This checklist is general educational information. Required documents and review periods vary by borrower, lender, property, and loan program.
01 Your income
Tell us how you earn income so we can explain which records may apply.
02 Your available funds
Discuss savings, gift funds, or proceeds from a sale that you may use.
03 Your home plans
Share whether you are buying or refinancing, your timing, and the property you have in mind.
Program requirements vary. A conversation is not a commitment to lend or a loan approval.
